Steps to Selling Your House
Selling a house is generally an emotional journey, I understand that, and I am here to make the process as smooth as possible for everyone. I will guide you through every phase and give my professional advice at each stage. I have the experience to know what is going to work, and what will not!
Gathering Data and Market Analysis
- Visit and tour your home in person
- Compare your home with other sold and active comparable properties- which include reviewing square footage, condition, location, amenities, size and other factors
- Prepare a market analysis based on the above and figure out the best strategy for pricing and timing based on the current market trends
This is where I bring my local market expertise and use my data collections research to establish the most strategic listing price for your property. Sometimes it’s not always the highest number but a number that will drive action, excitement, volume, and best offers to get the optimal results for you as the seller.
Home Preparedness
- I will provide suggestions and recommendations for decluttering your home to get it “market ready” for buyers to come through your door.
- If your house is vacant, we will review options for staging and if it makes sense for your individual home
- Collectively decide if there are any projects or improvements that should be completed prior to listing your home to enhance the sale of your home
Photography and Marketing
- We will hire a professional photographer to take images of your home
- Your home will be listed on the MLS and will syndicate to all the various real estate websites too (Zillow, Trulia, Redfin, etc)
- A “For Sale” sign will be utilized to enhance visibility
- We will post on all of our social media accounts
- We manage over 2,000 rental units and your home will be shared as one of our weekly featured listings
- Display your listing at our OCF Coffee Shop digital marketing boards and on NakedPhilly.com
- Host Open houses
Contract Negotiations and Settlement
- Review any and all offers in a timely manner. Consider all terms (financing, concessions, contingencies, etc) and factors, the highest price doesn’t always mean it is most favorable overall.
- Understand all your closing costs and your overall seller net proceeds- broker fees, commissions, transfer tax, mortgage payoff, municipal fees.
- Figure out your plan for moving out all personal belongings, storage options, moving companies prior to your settlement date.
- Settlement Day- either complete a deed package with a notary in advance or sign all papers at the settlement table! Congrats!
Understanding all the components of an offer is very critical. I have seen hundreds of offers over the years and will be able to discuss all the pros and cons to any and all offers submitted. My experience and negotiation skills will get you the service and pricing you deserve.
