Steps to Buying a House
My goal is to break down all the steps in purchasing a home as simply as I can, from start to finish. While it might look like a lot on paper, I will be there with you every step of the way to be your advocate and resource to give you peace of mind. The actual amount of time looking for a home can vary, especially when inventory is low and the market is competitive. But, once we collectively find “the one” and your offer is accepted, you are generally looking at 30-60 days till you get to the settlement table- of course this can vary depending on the needs of both parties. Here are all the components of buying a house that I will help shepard you through:
Client Consultation

• Overview and big picture of home buying process

We meet in person or discuss over the phone your goals, needs, timeline, and expectations of the home buying process.
Create a Home Search
• Desired Neighborhood
• Appreciation Potential
• Commute / Walkability
• School District
Setup an automatic search on MLS for coming soon and new listings. I will also keep my ear out for quiet listings, too.
Pre Approval
• Credit Check
• Income/Debt Information
• Asset Information
• Personal Information
Allows you to get a full picture of your buying power- please also know that you can get several pre-approvals ( it does not hurt your credit score) and getting approved takes hardly any time at all. Need a trusted lender? I have several that can get you approved quickly.
Presenting An Offer
• Complete Agreement of Sale (AOS), review and sign several disclosures, complete estimated buyer closing costs
• Begin negotiations of price, contingencies, and settlement date to come to a mutual agreement with the seller.
This is when things start to get real and you learn the details of all the documents reviewed when we first met. As your advocate I will talk you through all the options, terms, and nuisances of the agreement of sale so that your offer maximizes your buying potential all while you are comfortable and confident with the results.
Once Your Offer is Accepted
- Make Your First Deposit
- Finish your mortgage application with your preferred lender and lock in your interest rate
- Protect Yourself with Title Insurance
- Complete a Home Inspection and do other due diligence (which should also include a home inspection, radon, termite, sewer scope, and Level 2 chimney inspection)
- Make Your Second Deposit (if required)
- Appraisal
This part of the transaction can feel like a whirlwind, and things can happen pretty quickly. There are deadlines to be met every step of the way- don’t worry, I will keep you in line and leverage my partnerships for a smooth transaction!
Settlement Day- Clear to Close
- Final Walk through of your new home
- Sign a lot of documents to finalize home ownership!
- Get the keys to your new home!
- Congratulations!!
The 72 hours prior to settlement is very critical. Your ALTA is generated, the Closing Disclosure from your lender is circulated, and final figures are calculated. I will be in constant communication with the lender and title company to make sure the day of settlement happens as planned, and you are satisfied with the results.
